Every seller gets the same documented approach. You'll know what I'm doing, why I'm doing it, and what the evidence says — at every stage.
Establish the facts
Full MLS history and the comparable sales that actually closed — not a portal estimate. Every status change, every price change, real days on market.
Price with the reasoning shown
You get the number and the analysis behind it. If you disagree, you can argue with the evidence rather than with my opinion.
Written marketing plan
Photography scope, staging recommendations, syndication, open house cadence and timeline — in writing, so you can hold me to it.
Reporting on a schedule
Showings, feedback and market movement reported on a set cadence. You should never have to ask what's happening with your own listing.
Negotiation and close
Offer analysis on terms as well as price, and a transaction coordinator keeping the file and the deadlines straight through to closing.
On commission: my brokerage charges me a flat fee per transaction rather than a percentage split. That gives me genuine room to be flexible, and I'd rather discuss it openly than pretend rates are fixed.
Four reasons homes don't sell
After a listing expires, sellers are usually told the market was soft or the agent didn't try hard enough. Both are normally wrong. In almost every case it's one of four things — and they leave different traces in the data.
Price
The most common cause. Days on market, the pattern of reductions, and how the home compared to what actually sold will show it.
Presentation
Photo quality and count, staging, condition items raised at showings. Buyers decide online long before they pull up to the curb.
Exposure
Which MLS it was entered in, syndication, open house cadence. A home listed in the wrong MLS for its county is close to invisible to the agents holding the buyers.
Terms
Access restrictions, tenant occupancy, contingency posture, closing timeline. Sometimes the house was fine and the conditions around it were the obstacle.
What I won't do: tell you I have a buyer for your home in order to get an appointment. If I have a buyer for your home, I'll name them.
